Modern remodeled kitchen with island and pendant lighting

Kitchen remodel pricing is one of the most asked, least clearly answered questions in Bay Area home renovation. Estimates online range from "$25,000" to "over $300,000" — both can be true, but neither is useful unless you know which tier of project you're actually planning.

After 11 years of building kitchens across San Francisco, the Peninsula, and Silicon Valley, here's an honest breakdown of what each tier actually costs in 2026 — and where the budget tends to creep regardless of tier.

Tier 1: Cosmetic refresh — $35,000 to $65,000

This is the smallest scope that still counts as a kitchen remodel. You keep the existing layout, plumbing locations, and structural walls. What changes:

  • New cabinets (often semi-custom or mid-range stock)
  • New countertops (quartz is the most common pick)
  • New backsplash, sink, and faucet
  • New flooring
  • Lighting and paint
  • Possibly new appliances

Timeline: 6–10 weeks of construction.

Tier 2: Mid-range gut — $75,000 to $140,000

The kitchen comes down to the studs. Layout typically stays roughly the same but gets optimized — pantry depth, island sizing, work triangle. You're upgrading materials a tier and adding things like:

  • Custom or semi-custom cabinetry
  • Higher-end quartz, quartzite, or natural stone counters
  • Full-height backsplash or slab backsplash
  • New plumbing rough-in (usually moved)
  • New electrical (recessed lighting, dedicated circuits, USB outlets)
  • Mid-range appliance package

Timeline: 10–14 weeks.

Tier 3: High-end gut + structural — $150,000 to $300,000+

This is where most Peninsula and Silicon Valley remodels actually land for homeowners staying in their forever home. The defining traits:

  • Wall removal (load-bearing or non-load-bearing) to open the kitchen to adjacent living space
  • Custom cabinetry — often full-overlay or inset
  • Premium stone (Calacatta, Taj Mahal, etc.), often book-matched
  • Pro-level appliances (Sub-Zero, Wolf, Miele, Thermador)
  • Specialty features: pot filler, instant hot water, integrated panel-front fridge, second sink, butler's pantry
  • Custom range hood, often plaster or metal-clad
  • Hardwood floor extension to match adjacent rooms

Timeline: 14–22 weeks.

Where the budget creeps — for every tier

These are the line items that surprise homeowners regardless of tier:

  • Permits. San Francisco, Palo Alto, and Cupertino in particular can add $3,000–$8,000+ in permit fees alone, plus weeks of timeline.
  • Electrical service upgrade. Older Peninsula homes often need a 200A panel upgrade to support modern kitchen loads. Add $4,000–$9,000.
  • Plumbing surprises. Galvanized pipe, cast iron drains, or undersized supply lines often need replacement once walls open.
  • Floor repair. Subfloor damage, joist sister-ing, or hardwood blending into adjacent rooms is rarely budgeted upfront.
  • Range hood ducting. Properly venting a high-CFM hood to the exterior often requires soffit work, roof penetration, or a wall route that wasn't anticipated.
