Tier 1: Powder room — $18,000 to $35,000
A powder room (half bath, no shower/tub) is the simplest bathroom scope, but it's still a full plumbing and electrical project. Expect:
- New toilet, sink, vanity, mirror, lighting, fan
- New tile and paint
- Maybe wallpaper as an accent
- Permit + inspection (in most Bay Area cities, even powder rooms require permits)
Tier 2: Hall or guest bathroom — $35,000 to $70,000
Typical 50–80 sq ft bathroom with a tub/shower combo or a small standalone shower. At this tier you're getting:
- Full demo to studs

- New tile work (mid-range porcelain)
- New vanity, fixtures, lighting

Tier 3: Primary bath / luxury — $80,000 to $180,000+
Larger footprint (often 100–200 sq ft), more custom finishes, and frequently a layout change. At this tier you typically see:
- Custom shower with body sprays or rain head
- Freestanding tub or built-in soaking tub
- Double-sink vanity (custom or semi-custom)
- Natural stone or slab feature walls
- Heated floors
- Sometimes a structural change (relocate the wall, expand into a closet)
Where bathroom budgets tend to creep
Hidden water damage
Demo regularly reveals subfloor or joist damage from past leaks. Budget $3,000–$10,000 contingency for structural repair.
Plumbing relocations
Moving a toilet drain, shower drain, or relocating walls with plumbing inside adds $4,000–$15,000 depending on what's behind the walls and below the floor.
Older home electrical
Pre-1970s bathrooms often lack GFCI protection and have ungrounded outlets. Bringing the bathroom circuit to code can add $1,500–$4,000.
Tile labor
Tile setters in the Bay Area run $14–$22 per sq ft installed. A mid-range bathroom with 150 sq ft of tile is $2,100–$3,300 in labor alone, before material.
